These ranges are general. They're based on what I've seen in recent Statesville sales and what builders are advertising as of fall 2026. Prices on any one street can vary a lot. If you want real numbers for your range, ask me.

Under $250,000

This range is mostly older homes: smaller brick ranches and houses that could use updating. Some are in established areas like Beverly Heights. Townhomes and condos come up now and then. Expect to compete with investors on anything move-in ready, and get a thorough inspection on older homes.

$250,000 to $350,000

This is the busiest price range in Statesville, and it's where the median sale price sits. You'll find three-bedroom homes in established neighborhoods like Oaks at Brookgreen, newer resale homes in Hidden Lakes, Bell Farm and Larkin, and starter new construction. As of this writing, D.R. Horton lists Wallace Springs from around $318K, and True Homes lists Beaver Creek from the high $200s.

$350,000 to $500,000

This range gets you bigger homes and bigger lots. Meadow Oaks and Castlegate fall here, along with many homes in Country Club Estates, along with new construction on larger homesites like True Homes' Wheatfield Estates (half-acre-plus lots) and Heritage Hall.

$500,000 to $750,000

Larger custom and semi-custom homes, established executive neighborhoods like Shannon Acres, restored historic homes near downtown, and homes on multiple acres outside the city limits.

$750,000 and up

This is mostly Lake Norman. Harbor Watch, a gated community by Greybrook Homes with a Statesville address, advertises new homes from about $950K. It has a community marina and boat launch. Large estates on acreage come up now and then, too.

Is it cheaper to buy in Statesville than Mooresville?
In general, yes. Statesville's median sale price was about $317K in Jun–Aug 2026, noticeably lower than Mooresville and the Lake Norman towns to the south. You usually get more square footage and more land for the same money, and you trade that for a longer drive to Charlotte.
