Troutman is a small town of about 3,700 people. It sits between Statesville and Mooresville, and Lake Norman State Park is right in town. It's one of the most active new-home markets in Iredell County. Here's what to know before you buy.

Why buyers look at Troutman

Troutman gives you small-town living with fast access to I-77, and Lake Norman is right there. Lake Norman State Park at 759 State Park Road has about 17 miles of Lake Norman shoreline, a swimming beach, camping, dozens of miles of hiking trails, and the Itusi mountain-bike trail system (about 31 miles). A lot of Troutman residents use it like a backyard.

Troutman and south Statesville run together. Several Statesville-address communities, like Wallace Springs, Beaver Creek and Wheatfield Estates, are in the South Iredell school zone near Troutman. So if you're shopping one area, look at the other too.

Prices in Troutman are generally higher than central Statesville and lower than Mooresville. Waterfront and water-access neighborhoods are their own market. Those can run well over $1 million.

Eastwood Homes advertises single-family homes from the high $300s and townhomes from the low $300s, about 1,500 to 3,000 sq ft. It has a pool and cabana and is about three minutes from I-77 Exit 42. The builder says it's USDA-eligible, which can mean a zero-down loan option for buyers who qualify.

Homes about 1,900 to 3,100 sq ft. It has a pool with a splash pad, a clubhouse with a fitness center, a playground and walking trails. D.R. Horton lists it as sold out, so homes now come up as resales.

Semi-custom ranch, 1.5-story and two-story homes of about 2,000 to 2,600 sq ft on lots from about 0.65 to over 2 acres, with no HOA dues. It's near Lake Norman State Park. Completed in 2025.

An established lake-area neighborhood with large homes, roughly 2,600 to 9,000 sq ft, on lots of about an acre. Recent sales have ranged from the high $600s into the millions. The HOA is annual, not monthly.

Custom homes of roughly 4,000 to 5,750 sq ft on lots of about three-quarters of an acre to nearly two acres, with private docks or deeded boat slips. Recent listings have been around $1.8M to $2M.

Morrison Pointe North

A small waterfront community in a quiet cove, with lots of about 2.7 to 3+ acres, some with private docks. It has a pool, playground and trails. It sold out in 2023, so any future sale will be a resale.

Shady Cove

A lake-area neighborhood off Shady Cove Road with no HOA or shared amenities. Homes run roughly 2,400 to 4,100 sq ft, and recent listings have ranged from the mid-$400s to about $1.6M, depending on water frontage.

Troutman vs. Statesville: which is right for you?

  • Pick Troutman if you want to be close to Lake Norman and the state park, you'll be commuting south on I-77, or you want newer construction in a small-town setting.
  • Pick Statesville if you want the lowest price per square foot, a real downtown with restaurants and historic homes, or quick access to I-40 toward Hickory and Winston-Salem.
  • Look at both if South Iredell schools are on your list. Some Statesville-address neighborhoods near Troutman are assigned there.
